Sustainability Victoria's fit-out is a demonstration of best practice in commercial office tenancies. The organisation's early commitment to design and construction of a sustainable tenancy is continuing to deliver ongoing measurable savings and is providing many lessons for other tenants to learn from.

Sustainability Victoria's move from three locations to one in 2006 was essential for establishing a united culture in the new organisation. It also presented an ideal opportunity to demonstrate to the market that a sustainable office fit-out could be completed at commercial rates, and could deliver substantial and measurable ongoing savings.

With lighting consuming between 15-26% of the energy used in commercial buildings, Sustainability Victoria carefully assessed lighting needs during design and operation of the fit-out. In doing so, Sustainability Victoria has improved indoor environment quality, experienced staff productivity gains and, of course, achieved significant energy savings.

Cabling at Sustainability Victoria's offices

Information and communication technology (ICT) is a major consumer of energy in commercial offices.

Through the introduction of new server technology, transitioning to laptops and introducing a general power outlet that shuts off power outside of regular office hours, Sustainability Victoria has made dramatic reductions in energy consumption through ICT.

Paper usage signs at Sustainability Victoria's offices

Relocation projects offer good opportunities for waste management and minimisation. Sustainability Victoria reused, recycled or sold over 95% of the items not transferred to the new office.

Communication and leadership have been critical success factors in achieving this result during the move and as a part of ongoing waste management in the tenancy.
